Tradies in Gunners
Newest part of town, and almost nothing out here needs replacing yet. The work is finishing off what the builder handed over — and squeezing a lot of house onto not much block.
What comes in from Gunners
- Landscaping a bare backyard. Far and away the most common job out here. Turf, a retaining wall or two, some irrigation, paving, and something to soften the fence line. Usually the biggest spend after settlement.
- Decks, pergolas and outdoor rooms. Big houses, small yards — the outdoor space has to work for a living.
- Fencing between very close neighbours. Short runs, tight access, a lot of gates, and a fair few conversations about who's paying.
- More power points and data. New homes still get built with nowhere near enough, and Gunners has a lot of people working from home.
- Garages doing other jobs. Gyms, offices, workshops. Power, lighting, insulation and a decent door.
- Builder defects. Plenty of these houses are still inside their warranty period, so the first question is whether the original builder should be fixing it for nothing.
The local catch: access
Narrow side setbacks, courtyard blocks and rear lanes mean machinery often can't physically get to the backyard. Tell whoever's quoting how wide the side gate is and whether there's a rear lane. On a landscaping or fencing job in Gunners that one detail moves the price more than the materials do.
Tradies: it's a quick run down the GDE or Horse Park Drive from most of the northside, and the suburbs are compact once you're in. Worth setting your radius wide out here.
